Buy before completion and you pay in instalments across the build. Against the finished article that can be a difference of up to 40 per cent.
Management after the purchase
Letting, accounts and maintenance are ours if you want them. You can see what your property is doing from home.
Common questions
How does buying in Northern Cyprus work?
In three steps: viewings on the island, then contract and transfer of title with a notary and a lawyer, then management if you want it. We open your bank account with you before the contract stage. Every clause is explained to you in your own language beforehand.
Can a foreign buyer acquire property in Northern Cyprus?
Yes, and the route is a defined one. The specifics depend on the individual property and belong in the hands of a local law firm — which is why everything from the purchase onwards runs through lawyers, either ones we recommend or your own.
What does off-plan mean?
Off-plan is not a property type, it is a moment. You buy before completion, fund the developer's build and pay the lowest price for it, in instalments across the construction. It applies to apartments, villas and resort residences alike.
What costs come on top of the purchase price?
On top of the price: 5 % VAT on a new build from the developer, 0.5 % stamp duty on the contract price (due within 21 days of signing), the title deed transfer fee, utility connection fees for power and water (around £1,500 to £3,000) and the legal fee. The transfer fee depends on whether you use your one-off reduced entitlement — so the total lands somewhere between roughly 8 and 20 per cent of the purchase price. As of 16 September 2026, without warranty: what counts is the law on the day you buy. We work the figure out for your property beforehand.
Is Northern Cyprus for investors or for owner-occupiers?
For both, and the location decides. More than 40,000 students keep tenants in the university towns all year round. If you want to move in yourself, the established locations above the coast are the quieter picture. We narrow it down together in the first call.
Which regions are in demand?
Kyrenia for its established infrastructure, Esentepe for golf and quiet residential streets, Iskele for the long sandy beaches and the early entry, Famagusta for the rental market around the university. Four characters, four price levels.
